When you buy a home, you will be well aware of precisely how much money you have invested in the property. That is why it is not only important to carry the appropriate homeowners insurance, but also to protect the value of your property as best you can. Your property’s value is more than just the price you paid for the home. It is an investment that will change over time, and you can influence that value to your advantage. So, what can you do to protect your property value?

Practical Ways to Make Improvements to the Home 

When you buy your home, you will want to make a few changes to make it your own. At this time, you can put some thought into improving the home’s value.  

While making repairs or refurbishments to the home can improve your home’s value, you cannot simply make changes arbitrarily. By investing in quality and cohesive upgrades, you can increase the home’s value and create better risk management for yourself. 

Consider just a few of the ways to make practical improvements to the home: 

  •  Start with minor exterior improvements. Paint the siding, replace damaged brickwork and repair awnings or other exterior features. Replace old doors and windows (and their locks) and consider replacing old items with damage-resistant materials. 
  • If you are thinking about a significant outdoor remodel, then only do so in practical ways. You should not add a porch or deck to the home arbitrarily. Instead, do so in ways that will give it curb appeal. 
  • If you have a carport, consider making it into an enclosed garage for both more storage and security. 
  • The interior of the home might need improvements, too. Repair wall cracks, replace old or damaged flooring, and repaint the interior. 
  • Replace appliances like stoves, toilets, sinks, tubs and refrigerators with newer and more energy-efficient models. If you make noticeable changes, then consider using neutral designs that do not incorporate elaborate colors or features. 
  • If you need to make changes to your landscaping, then start with ways that make the home more secure. Consider new fencing, retaining walls, new drainage ditches or gutters and improved walkways.
  • Never forget to make significant structural improvements where necessary. Repair your roof, foundations, or walls if necessary. Replace major systems like your HVAC system, furnace or components of the electrical setup. 

Of course, if you do make these changes, then keep your home insurer advised. These improvements can both increase your property value and make your home safer.
